Site Inspections
June 1, 2007, Citizens announced in ATB#010-007 that it was now accepting inspections by
individuals meeting the criteria outlined in the bulletin.These inspections
replaced the need for an appraisal on Commercial Residential and high valued
Personal Residential policies written with Citizens.
In an effort to ease the process of locating firms qualified to handle the new
process, FMS has forged a relationship with Site Inspections, Inc. Site
Inspections is a national firm that performs insurance-related inspections
countrywide. With a large presence in Florida, it seemed logical that Site
Inspections would be a good match for FAIA members.
FMS has negotiated special pricing for FAIA members for the inspections of
Commercial Residential and Personal Residential (4,000 square feet or $500,000
replacement value and up) property. Keep in mind that Citizens requires the
INSURED to pay the cost of the inspection so they will be billed prior to the
inspection being done. Charges for the inspections are as follows:

$100 per building type (ancillary buildings are included in the cost)
If all buildings are of the same construction type and design, only the $100
charge applies. For example: a CR location has 50 identical buildings plus a
clubhouse and swimming pool, the insured is charged $100; the same CR location
has 50 buildings with five different styles, the insured is charged $500. |

completely. Please be sure to indicate whether the inspection is Personal or
Commercial, the number of photos, indicate if you need a diagram and a
replacement cost calculation (both are required for Citizens), and the priority
of the inspection.
